Coming Soon Listings – How and Why to Do it Right
There is a bit of a debate going on amongst real estate agents about “coming soon” listings. Many are opposed to the practice because they think listing agents are trying to cut buyer’s agents out, and in some cases they probably are. However, coming soon listings, when done right, are very effective.
What do I mean by “Coming Soon” Listings?
In our case this means we market our listings before they go on the MLS® system. Unlike some other “coming soon” tactics, we don’t allow any showings or early access to the property, a practice that has some agents and associations up in arms. We do create a web page for the listing, get all the photos and a Liv REAL 3D tour up, and post it as “coming soon” on social media and sites like Kijiji. As you can see, we can generate a fair bit of interest in a property on our Facebook Page where people often share the listing and tag friends who might like it:
You see, the first few days on the market are the most important when it comes to selling your home, because all the people already looking for a home like yours will see it come up in their saved searches and new listing alerts. If they’re interested, they’ll book a showing. After that first week or so you’re waiting for new buyers to come onto the scene. Anything we can do to generate interest in our listings in the first week they’re on the MLS® system improves our chance of success; hence, the “coming soon” listing strategy.
