Buyers Get More Home for Their Buck in Edmonton in September
Sales of single family homes in Edmonton were downright average in September: 733 single family homes were reported sold in September, down 8.9% from last year and right in the middle of the totals we’ve seen for the past 8 years:
Condo sales on the other hand were tied with 2011 for the lowest number sales in the last 8 Septembers; 278 condos were reported sold in the MLS® database in September.
The average price of single family homes were almost unchanged from last September; the average sale price of single family homes was up 0.6% from last September to $429,222 while the median sale price dropped $900 (0.2%) to $389,100. The average price of condos was down 1.7% to $250,952 and the median was down 0.5% $230,350.
The average price per square foot for single family homes was $276, down 3.2% from last year and condos were down 4.8% to $238/square foot. Since the average price was relatively unchanged, the drop in price per square foot suggests buyers were getting more home for their money this September than last. The average size of homes and condos sold in September was up 3.5%.
