Edmonton Single Family Home Sales Up From Last Year in May
For the first time this year, single family homes sales are ahead of last year in Edmonton! Say what? Condos are another story but we’ll get to that in a minute. There were 931 single family home sales reported on the MLS® in May in Edmonton, up 2.8% from last May and in the normal range for this time of year.
Condo sales followed their well below average trend in May; 365 condos were reported sold in Edmonton on the MLS® system in May. I think part of the reason for this is the number of new condos going up downtown, since many builders don’t sell through the MLS® system, some of the demand could be eaten up by new construction and the sales are not showing in the MLS® stats.
The average price of single family homes was $441,224 in May, down 1.6% from last May while the median price was down 2.2% to $398,000. Condo average prices were down 0.5% to $255,088 and the median was down 1.5% to $231,500 from last year.
Single family homes sold for $282/square foot, down 3.4% from last year and condos sold on average for $242/square foot, down 2.4%.
