1. "It's over priced..."
2. "It hasn't sold because..."
3. "There's a way better property for you around the corner..."
4. "You should sell your house before you buy this one..."
5. "Don't buy this home..."
It's not because the listing agent is a bad person, or dishonest, or trying to trick you. The listing agent works for the seller. The listing agent has a contractual obligation to represent the seller's best interests, and to try and get the best price and terms possible, for the seller. So, when you call the listing agent, or view a home with the listing agent, remember who they work for. Or better yet, find a good agent that you trust, to represent you as a buyer, and never call a listing agent again.
