Here is our update on the Edmonton real estate market. (Previous week’s numbers are in brackets). For the past 7 days:
New Listings: 413 (431, 407, 400)
# Sales: 281 (303, 238, 342)
Ratio: 68% (70%, 58%, 86%)
# Price Changes: 252 (271, 226, 249)
# Expired/Off Market Listings: 172 (169, 160, 312)
Net loss/gain in listings this week: -40 (-41, 9, -254)
Active single family home listings: 2757 (2745, 2761, 2731)
Active condo listings: 1890 (1897, 1892, 1871)
Homes 4-week running average: $411k ($413k, $407k, $407k)
Condos 4-week running average: $246k ($245k, $248k, $243k)
Sales are still quite strong for this time of year, and prices remain higher than we've seen for the past few years. Mortgages are a little tougher to come by these days, so although the demand is there, we might see a cooling off in sales simply because buyers can't get approved as easily as they could in recent months. Of course, things always tend to cool off in September.
