Here is our update on the Edmonton real estate market. (Previous week’s numbers are in brackets). For the past 7 days:
New listings: 358 (383, 438, 239)
# Sales: 177 (139, 109, 74)
Ratio: 49% (36%, 25%, 31%)
# Price changes: 119 (111, 125, 73)
# Expired/Off Market Listings: 122 (160, 143, 577)
Net loss/gain in listings this week: 59 (84, 186, -412)
Active single family home listings: 2020 (2013, 1972, 1843)
Active condo listings: 1237 (1182, 1139, 1067)
Homes 4-week running average: $358k ($353k, $357k, $366k)
Condos 4-week running average: $208k ($211k, $220k, $223k)
The REALTORS® Association of Edmonton is reporting 684 sales so far this month for the greater Edmonton area. The pace has picked up each week this month and we should end up with around 800-850 sales by the end of the month (similar to last year, but below average overall).

The number of sales you are reporting don’t match what you say the EREB is reporting, have I missed something?

1. The weekly stats are done on Fridays, so simply adding up four weeks does not make a month.
2. My weekly stats are Edmonton only, the association reports for the greater Edmonton area.
It is not worth the effort.

I have read this blog long enough to know that when someone challenges you guys, you can get pretty nasty.
Here’s an example:

I don’t know about you, but inferring that someone is “trash” is kind of nasty. But I suppose Sheldon was just joking! What if Tony was a potential client, do think that response would help a sale?

And by the way, in Sheldon’s comment, what a “Nascar instinct”? I’m not familiar with the expression. And if he can send those “thousands” of examples we’d all appreciate!

So it’s worth your time to scour through hundreds of comments to find a response to someone who was really being a jerk, but it’s not worth your time to understand how we tabulate the stats. Got it. If you spent the amount of time we did putting this together only to be constantly insulted by angry and negative commenters you’d lose it every once in awhile too. My tone was no different from yours, at least we can agree that we didn’t like each other’s tones. Lets move on.
sp[eaking of condos, what about single family hosues.what are peoples oppinions on buying a corner single family house which is near a busy bus stop but in a good location. Is it worth buying or is a corner house a disadvantage when it comes to selling? help I am new to the country and found a real good deal on a pre-owned house but looking for the short term? help!!!

I still can’t understand why stats bring out the rage in so many people. Or is it all one person under multiple aliases??
