
Edmonton Real Estate Market Update
Here is our update on the Edmonton real estate market. (Previous week’s numbers are in brackets). For the past 7 days:
New listings: 462 (435, 456, 492)
# Sales: 222 (191, 198, 276)
Ratio: 48% (44%, 43%, 56%)
# Price changes: 344 (324, 341, 390)
# Expired/Off Market Listings: 227 (494, 174, 221)
Net loss/gain in listings this week: 13 (-250, 84, -5)
Active listings for single family homes: 3319 (3287, 3454, 3395)
Active listings for condos: 2176 (2182, 2253, 2232)
The REALTORS® Association of Edmonton is reporting 501 sales so far this month, which should put us somewhere around 1200-1300 for the month. This would be an improvement if you consider sales in August are usually considerable lower than July, but you also have to consider that July’s sales were quite low. The average residential sale price sits at $333k (up from $3k from the end of last month), single family homes at $378k (up $8k from last month) and condos at $229k (down a lot from last month – there have only been 142 sales so far so I wouldn’t read too much into that).

How come the prices for both single family homes and condos down but the average residential sale price up compared with last month?
Actually that was a typo on my part, single family homes should say up $8k from last month. I’ll change it. Thanks!

the mix of condos vs houses matters. more houses (the higher priced item) sold then condos compared to the mix last month bringing up the composite average. In Saras post she says that a relatively small number of condos sold making the price change misleading.

What are the prices per square foot in the last 7 days? I’ve seen a lot of higher end homes that have really softened in price before they sold so I think the price must be going down per sq foot so it looks like the house prices aren’t softening as much as they are.
I do see that the condo prices have gone down about $21,000 per unit in the last five months, (down about $9 per sq ft. from june to july)

Well the averages are staying steady as some of us thought would happen. Some month to month movements but generally steady.
Gee that post about 1000 things we love about Edmonton sure polarised views. To whoever wrote about edmontonians not knowing a second language and comparing them to europeans who know atleast 2 – please!!! When you live in a country where you only have to drive 1 hour to be in another country it is necessary to learn more than one language. Other countries that have the same isolation as Canada eg Australia, NZ and the US would have similar language skills to Canadians.

Average Joe — I was born and raised in Edson, Alberta. I worked for Court of Queens Bench in Edmonton for 19 years. I took advantage of the of the housing boom of 2007 and sold my home for almost twice what I thought it was worth in 2005. I was able to retire 6 yrs earlier than thought. I am now in NE Saskatchewan and love it.
