Edmonton Real Estate Market Weekly Update

Normally over the holidays we have lots of time to blog and thank everyone for their support and business, but not this year. What a difference a year makes! Last year in Edmonton you could have driven a truck through most real estate offices and not worry about hitting anyone. This December that was certainly not the case. Normally showings taper off around the 12th to the 18th, and that was not the case with our listings or buyers. On Christmas day I was dealing with an offer from an agent who was in Edmonton when we started negotiating, and was in Hawaii while we were dealing with the counter – all the while I was at my in-laws home in Ontario!
 
Consequently we didn’t do as much blogging during these holidays as we’ve done  in the past.  We’ll make up for it today with these weekly numbers, as well as all our usual monthly stats and commentary for the Edmonton real estate market.

Here is our update on the Edmonton real estate market. (Previous week's numbers are in brackets). For the past 7 days:   Weeklyupdate_2

New listings: 71 (100, 166, 188)
# Sales: 54 (138, 173, 202)
Ratio: 76% (138%, 104%, 107%)
# Price changes: 30 (49, 73, 113)
# Expired/Off Market Listings: 453 (102, 151, 108)
Net loss/gain in listings this week: -436 (-140, -158, -122)
Active listings for single family homes: 1185 (1409, 1488, 1572)
Active listings for condos: 1118 (1313, 1347, 1402)

Single family home inventory is half of what it was at the beginning of last year (2258) and condo inventory is down significantly from 1554 listings. Single family home inventory is typically 200-300 listings higher than condo inventory, but right now they are about equal. High demand for affordable single family homes and low inventory could see prices increasing earlier this year than in the past.

New listings are slightly lower than last year and sales are slightly higher. The big difference is the sales to new listings ratio of 76% compared to 39% last year.
