Edmonton Real Estate Market Weekly Update

Here is our update on the Edmonton real estate market. (Previous week's numbers are in brackets). For the past 7 days:

# Sales: 202 (204, 217, 223)
Ratio: 107% (70%, 75%, 68%)
# Price changes: 113 (123, 295, 160)
# Expired/Off Market Listings: 108 (244, 103, 143)
Net loss/gain in listings this week: -122 (-157, -31, -37)
Active listings for single family homes: 1572 (1647, 1775, 1770)
Active listings for condos: 1402 (1436, 1472, 1469)

Wow – more sales than new listings! Haven't seen that since the market peaked… it is normal for new listings to drop off at this time of year and the ratio to rise slightly but I was definitely surprised by these numbers (I went back and checked three times).

You can definitely feel things cooling down, not just because it's going to -274 degrees on Sunday (oh wait that's absolute zero)! But seriously, not many people like looking at homes at that temperature so if someone wants to see your house this weekend they're probably really serious!

    Nice strong market. BTW, absolute zero is -273C, which is way colder than a mere -264!!

    Are the moving averages coming back? They smooth out the volatility and help make trends more apparent.

    There are real estate agents who make an effort to clean up wet foot prints and leave the house they are showing as good as they found it. Then there are agents and clients who think they can damage the property they are viewing. There are minor annoyances like putting the panel that covers the downspout back up after someone looked behind it. It just hangs on a nail. However, I spent a lot of time and effort to make the house liveable: floors, painting, and cleaning. I don’t understand why some agents and clients think it is acceptable to rip wall paper and pry wainscoting off a wall. If you have be there to protect your house when it’s being viewed, you might as well use Comfree. :(
