$60,000 below recent sales!
Seriously ill seller must sell in days!
Once in a lifetime you get an opportunity to buy a property that is a true distress sale. This home must be sold. Seriously ill seller has to sell and has priced $60,000 (minimum) below recent sales to get the property sold immediately. This is a far superior unit to many of the recent sales. Current active listing of the same floor plan, in similar condition, one floor lower is $329,900. The seller has a short time to get this property sold and must – I repeat must – get it sold. List price $249,800.00. Don’t hesitate or this opportunity will be gone. (This sale is solely based on the sellers immediate condition and has a limited time to get it sold).
Fantastic 2 bedroom condo, with 2 full baths in awesome complex with underground parking moments from downtown. Full details at www.MustBeSoldEdmonton.com

ALL REASONABLE OFFERS CONSIDERED.

I’ll offer $120,000, can’t help but wonder if the owner tripped over the rolls in the carpet and that is what caused the health issues. The bubble is breaking, get used to getting low ball offers.
The carpets were recently installed and poorly done. After Eight flooring had people out to stretch the carpet today.
Lol…can’t help but laugh at your offer and your comment.
But this ladies situation is nothing to laugh at fortunately there are people out there who are not morons who will recognize the real value of this property. Thanks for the laugh you might want to see if you can get pre approved for that amount first as well
NOTE Carpet has been stretched into place by company who did the installation. I have limited amount of time to help my client and therefore could not wait for them to do that first.
pre-approved? I own property in France and in the UK, I am currently building my retirement home on two sections of land I own just outside of Hinton. If I was to ever seriously consider buying a pile of rubbish like that condo you are listing I would be paying cash. I know stupid prices in real estate when I see them, perhaps you should talk to Calgarians and Edmontonians who lived in this province during the late seventies and the eighties.
Seriously now…who are you kidding. Go ahead why don’t you add the villa in Spain … I own quite a few properties my self and I don’t disagree with you, but your lack of class in addressing this property and this persons predicament which has nothing to do with your bubble certainly doesn’t resemble someone who has idea what a deal is.
Why is it you opinion has to be so angry and so derogatory? My mother always used to say if you don’t have anything good to say then don’t say it. Of course you are entitled to your opinion.
your ability to pay cash doesn’t relate to class or an eye for value either. There are other sites where you can find people more akin to your perspective. I would seek them out I’m sure they would be happy to have you. Good day.
I agree with Sheldon, it’s really poor taste to make a joke out of this and laugh at somebody’s else misfortune, especially when the lady is seriously ill. If Jay is as rich as he claims, it is too bad that his wealth has done little to improve his manner, or decency.
I’m no realtor, but I thought it was poor representationof your client if the agent detail to the market the motivations of the seller…ie, illness health divorce, etc…Why not let the price speak for itself and lay off the sob story. We all have one.
I hope she sells it and makes out OK.
Now how can I take a guy seriously who comes from cry town
Actually I’m very aware of the professional duties I have. This is my clients request due to the urgent nature of the situation. If I had posted just the price on MLS. or on the blog we would not have had nearly the response. What was a hopeless situation now has hope for her. btw…I’m doing this pro bono. So I have nothing to gain. I could have easily given her the amount she required and called it a day. So I’m not going to try and tell you differently but if you knew me or my industry you might have a different opinion. Thanks for the well wishes though…Want a condo in a truly great city
This is a great deal. The location is a little sketchy on 124st Street, but it’s close to Oliver and lots of amenities. This building is also really nice. A newer 2 bed/2bath condo w/underground parking. If I could buy without having to sell one of my current places, I’d be first in line!
Sold. Thank you very much to everyone in this situation. I must say that my client expressed that the Realtors who showed the property to their clients were extremely respectful and very comforting to her. She was in tears as she told me how a number of agents had taken time to talk comfort her in a very stressful situation. She is extremely grateful to them and so am I for their efforts.
I am currently looking for my first condo and considered checking this one out merely by seeing it on MLS without the story behind it. I think that perhaps the rude fellow is not quite who he claims to be. I don’t even own a property yet and I know that paying cash is only profitable if you are living in the suite yourself. If you have piles of cash you should spread them around.
