FYI Measurements and Square Footage

MeasuringtapeAlberta is one of the few places that still includes the size of the property as a main feature. I’m not going to debate the pro’s and cons of this but I have noticed a disturing trend in every single private sale I have been involved with, and that is the misreporting of the property’s total size.  If the size is important to you, regardless of if you are buying a private sale or you are buying a property on MLS you should verify the information that is important to you.  It’s easy if you are working with a professional, just ask them to confirm the size and because of their fiduciary duties to you they’ll have to confirm it for you. If you’re working on your own, well you are on your own to confirm the measurements.   

In the Edmonton area, the Edmonton Real Estate Board requires the inclusion of square footage for a property to be listed on MLS. It’s pretty easy to get the correct measurements on the typical bungalow but some newer properties include architectural features that are difficult to measure.

    So if you have the property tax assessment, is the square footage stated on the assessment the “final” be all square footage?
